Fire & Smoke Damage Restoration

Precision Soot Removal. Structural Deodorization. Without Secondary Damage.

Following a fire incident, eliminating heavy soot, toxic char, and embedded smoke odour is the critical first step toward structural recovery. Traditional pressure washing and chemical scrubbing force moisture into porous timber and masonry, trapped water promotes mould growth, and abrasive grit blasting permanently damages structural integrity. Vortex Ice Labs delivers an eco-friendly, moisture-free cryogenic restoration service that instantly strips soot, char, and burnt residue from brickwork, wooden trusses, and steel beams—leaving zero water damage and zero secondary chemical waste.

Restoring a property after fire and smoke damage demands rapid, thorough remediation to neutralize corrosive residues and deeply embedded smoke odors. However, conventional restoration techniques often aggravate the destruction: high-pressure water washdowns saturate building materials—creating ideal breeding grounds for mould—while abrasive sandblasting erodes historic stonework, delicate timber joints, and structural steel.

Vortex Ice Labs offers a clean, non-abrasive solution that accelerates structural recovery. Utilizing dry ice pellets at -78.5°C, our process thermally shocks and fractures soot, char, and carbon deposits away from brick, mortar, exposed timber frames, and metal structures. The sublimating dry ice gas penetrates deep into micro-fissures and wood grain where smoke molecules hide, lifting contaminants and neutralizing odours at the source. Because our high-output mobile division operates with complete self-sufficiency—powered by an independent onboard diesel compressor—we deploy directly to sites and commercial restoration projects without needing property power or water hook-ups.

The Dry Ice Advantage

100% Water-Free (Prevents Secondary Mold & Water Damage)

Deep Odor Neutralization & Char Removal In Fissures

Non-Abrasive Preservation of Building Integrity

Unlike water washdowns or chemical foam sprays that saturate porous structural materials, dry ice sublimates completely into gas on impact. This completely eliminates the risk of introducing moisture into charred timber frames or brickwork, preventing post-fire mould proliferation, warped wood, and extended drying times.

Smoke odours linger because particulate matter lodges deep inside wood pores, masonry cracks, and hard-to-reach joist pockets. The kinetic energy and rapid volumetric expansion of sublimating dry ice micro-blasts soot and char out from the tightest seams and deepest wood grain, removing the root cause of smoke odour rather than masking it.

Sand or media blasting wears away surface substrate, dulls sharp architectural details, and creates vast piles of contaminated blast media to clean up. Soft dry ice pellets strip soot and heavy char without gouging timber, eroding mortar, or pitting structural metal, drastically reducing cleanup efforts to only the dislodged carbon residue.
